Sun City Grand is a Del Webb master-planned community for the active adult age 45 and better. We are located 18 miles northwest of Phoenix, in the City of Surprise, Arizona.
Sun City Grand approximately 9,800 homes on the nearly 4,000 acres of land and approximately 17,600 residents call Sun City Grand home.
Sun City Grand is an Age Restricted community that allows 15% of the community with at least one member of each household at 45 year of age. 85% of the community has at least one member of each household at 55 year of age. No permanent resident can be under 19 year of age. There is no age restriction on ownership.
The beautifully designed multi-million dollar Village Center is the recreation focal point of the Sun City Grand community. Surrounded by cascading water fountains and colorful landscaping, it’s packed with lavish amenities. It features the Adobe Spa & Fitness Center, Chapparal Center, Sonoran Plaza and Artisan Studios.
The Adobe Spa and Fitness Center includes a heated indoor 6-lane lap pool, an outdoor resort swimming pool and outdoor activity pool, indoor and outdoor spas, indoor walking rack, full locker room, fully equipped health and fitness area, a dance/exercise studio, plus tennis and bocce courts. Staff members from Sun Health are on-site at the fitness center to provide a variety of health and wellness services for our residents.
The Chapparral Center is home to the ASU West Lifelong Learning Academy, which is a unique university/community partnership offering courses taught by ASU instructors as well as volunteer instructors. Residents may participate in seminars, lectures and discussion groups. Resident students receive ASU student status with access to libraries and other ASU services. The Chaparral Center is home to the Maui Wowi gourmet coffeehouse. It also has an extensive computer lab, hi-tech video and business services.
Ideally suited for social activities, the Sonoran Plaza features the 9,110 sq ft Kiva Ballroom, Wall Street Reading Room, a library and multiple meeting rooms.
The Artisan Studios accommodate a wide range of interests to serve the needs and desires of our residents. Stained glass, billiards, ceramics, and sewing are all available there.
The Cimarron Center is located among the newest neighborhoods in our community. The Cimarron Center features a fully equipped health and fitness area, a heated outdoor resort-style swimming pool, tennis courts, pickle ball courts, social hall and multi-purpose rooms, outdoor fireplace and patio and the Cimarron Day Spa. The Cimarron Day Spa provides massage, body treatments, facial, and manicure and pedicure services. Also anchored to this 35,000 sq ft facility is the Cimarron Golf Course.
Other amenities that can be found throughout the community include a woodworking shop, the Del E. Webb Memorial Ball Field, a fishing dock, a dog park, outdoor amphitheater and extensive walking trails. There are more than 40 active clubs participating in numerous activities such as art, billiards, chess, drama & comedy, gardening, golf, photography, travel, and many more.
There are Single Family Homes from 1000 to over 3000 square feet with varying floor plans and elevations. Many are built on golf course lots giving the owners open views of the course and fairways. There is a three-story condominium, La Solana, located just outside the boundaries of Sun City Grand that offers residents the use of all the Sun City Grand amenities.
Sun City Grand has an organization called C.H.A.P.S. (Community Homeowners Association Patrol Service), which is a community program consisting of volunteers who help safeguard the community. Residents can fill out a Vacation Watch Request form if they are leaving for two weeks or more, volunteers will inspect your property for unlocked doors and windows, etc.
Sun City Grand homeowners have access to channel 22 which broadcasts events, current information and homeowners association meetings. Sun City Grand homeowners website provides current association information.
Community Association Fees
Effective July 1, 2007 the annual community association fees are only $962 per home per year.
Golf
There are four golf courses at Sun City Grand, all of which were designed by Billy Casper and Greg Nash. Residents enjoy reduced daily green fees. The Cimarron Golf course is an 18-hole championship course with the look and feel of a Palm Springs course characterized by more than 500 palm trees. Desert Springs, Granite Falls North and Granite Falls South golf courses are also 18-hole championship courses. Annual golf memberships are available to residents and include six-day advance tee time reservations and Member Green Fees.
Shopping and Entertainment
Located in and around Sun City Grand are an abundant choice of banks, grocery stores, restaurants, an cultural attractions. Arrowhead Shopping Mall is a convenient eight miles away offering 135 retail stores and a 14 theater complex. Sun City Grand is located near Phoenix, which offers all the sporting events and cultural attractions that you would expect in a major metropolitan city.
Health Care
Located adjacent to Sun City Grand is Sun Health Del E. Webb Memorial Hospital, a 203 bed facility. Sun Health Boswell Memorial, with 324 beds, is located in neighboring Sun City. In addition, there are a variety of medical clinics, private practices, and nursing and rehabilitation centers nearby.
Police and Fire Protection
Sun City Grand is located in the City of Surprise and is served by it police and fire departments. A volunteer citizen’s patrol also operates throughout the city, in conjunction with the police department. A camera surveillance system monitors vehicular traffic access at the primary entrances to the community.
Lifelong Learning
Sun City Grand has partnered with ASU West to bring the ASU West Lifelong Learning Academy on site. Located in the Chaparral Center, the academy offers year-round academic focused classes, seminars, lectures and discussion groups exclusively for residents.
