SUN CITY GRAND

Sun City Grand in Surprise, AZ, is the flagship community and master creation of Del Webb. Sun City Grand's sustainable demand can be attributed to the upscale adult lifestyle. This master-planned community is for the active adult age 45 and better and is located 18 miles northwest of Phoenix, in the City of Surprise, Arizona.

GOLFING THE GRAND

There are four golf courses at Sun City Grand, all designed by Billy Casper and Greg Nash. Residents enjoy reduced daily green fees. The Cimarron Golf course is an 18-hole championship course with the look and feel of a Palm Springs course, characterized by more than 500 palm trees. Desert Springs, Granite Falls North and Granite Falls South golf courses are also 18-hole championship courses. Annual golf memberships are available to residents and include six-day advance tee time reservations and Member Green Fees.

Unlike other areas in Surprise, Arizona, the Sun City Grand real estate home market is strong. Homes in Sun City Grand and its resort lifestyle draw people from all over the United States, Canada and world-wide.

Sun City Grand hosts approximately 9,800 homes on the nearly 4,000 acres of land. Approximately 20,000 residents call Sun City Grand home. For many, Sun City Grand is a secondary home for snowbird vacation getaway from harsh winter climates.

Sun City Grand is an age-restricted community that allows and encourages younger residents of 45 years of age with no permanent resident under the age of 19 years old. 15% of the residents can be 45 to 54 years of age. Renters must be at least 55 years of age. Ownership has no age restriction. The age initiative lowering the age from 55 to 45 years passed in 2007. It is apparent that the lowering of the age requirements has had a positive effect in this Arizona West Valley active adult community.

SUN CITY GRAND RECREATION CENTERS

The beautifully designed multi-million dollar Village Center is one of the two recreation focal points of the Sun City Grand community. The Village Center is surrounded by cascading water fountains and eco-friendly landscaping with ease of maintenance and is packed with lavish amenities. It features the Adobe Spa and Fitness Center, Chaparral Center, Sonoran Plaza and Artisan Studios.

The Adobe Spa and Fitness Center includes a heated indoor 6-lane lap pool, an outdoor resort swimming pool and outdoor activity pool, indoor and outdoor spas, indoor walking track, full locker rooms, fully equipped health and fitness area, a dance/exercise studio, plus tennis and bocce courts. Staff members from Sun Health are on-site at the fitness center to provide a variety of health and wellness services for our residents.

The Chaparral Center is home to the Arizona State University West Lifelong Learning Academy, which is a unique university/community partnership offering courses taught by ASU instructors as well as volunteer instructors. Residents may participate in seminars, lectures and discussion groups. Resident students receive ASU student status with access to libraries and other ASU services. The Chaparral Center is home to a coffee shop. It also has an extensive computer lab, hi-tech video and business services.

LA SOLANA CONDOMINIUM AT SUN CITY GRAND

La Solana condominiums are located on the outskirts of Sun City Grand. There are a total of 252 condominiums in this popular age-restricted condominium complex. La Solana homeowners have complete and total usage of all of the recreational facilities in Sun City Grand as well as their own in La Solana.

SUN CITY GRAND ACTIVITIES

Ideally suited for social activities, the Sonoran Plaza features the 9,110 sq ft Kiva Ballroom, Wall Street Reading Room, a library and multiple meeting rooms.

The Artisan Studios accommodate a wide range of interests to serve the needs and desires of our residents. Stained glass, billiards, ceramics, and sewing are all available there. The talent of the Sun City Grand residents is just incredible!

The Cimarron Center is located among the newest neighborhoods in our community. The Cimarron Center features a fully equipped health and fitness area, a heated outdoor resort-style swimming pool, tennis courts, pickleball courts, social hall and multi-purpose rooms, outdoor fireplace and patio and the Cimarron Day Spa. The Cimarron Day Spa provides massage, body treatments, facial, and manicure and pedicure services. Also anchored to this 35,000 sq ft facility is the Cimarron Golf Course. The Cimarron Golf Course is like a tropical paradise with over 500 Date Palm Trees that meander throughout the golf course.

Other amenities that can be found throughout the community include a woodworking shop, the Del E. Webb Memorial Ball Field, a fishing dock, a dog park, outdoor amphitheater and extensive walking trails. There are more than 50 active clubs participating in numerous activities such as art, billiards, chess, drama & comedy, gardening, golf, photography, travel, and many more.

There are single family homes in Sun City Grand from 1,000 to over 3,400 square feet with varying floor plans and elevations. Many are built on golf course lots giving the owners open views of the course and fairways. There is a three-story condominium, La Solana, located just outside the boundaries of Sun City Grand that offers residents the use of all the Sun City Grand amenities.

SUN CITY GRAND HOMEOWNERS ASSOCIATION

Sun City Grand has an organization called C.H.A.P.S. (Community Homeowners Association Patrol Service), which is a community program consisting of volunteers who help safeguard the community. Residents can fill out a Vacation Watch Request form if they are leaving for two weeks or more, volunteers will inspect your property for unlocked doors and windows, etc. Sun City Grand homeowners have access to channel 22 which broadcasts events, current information and homeowners association meetings. Channel 22 provides Sun City Grand homeowners with current association information.

SUN CITY GRAND RECREATION DUES

The annual community recreation dues are only $1,061 per home per year.

SHOPPING AND ENTERTAINMENT NEAR SUN CITY GRAND

Located in and around Sun City Grand are an abundance of banks, grocery stores, restaurants, an cultural attractions. Arrowhead Shopping Mall is a convenient eight miles away, offering 135 retail stores and a 14-theater complex. Sun City Grand is located in the Phoenix metro area, which offers all the sporting events and cultural attractions that you would expect in a major metropolitan city.

MEDICAL FACILITIES NEAR SUN CITY GRAND and SUN CITY WEST

Located adjacent to Sun City Grand in Sun City West is Sun Health Del E. Webb Memorial Hospital, a 203 bed facility. Sun Health Boswell Memorial, with 324 beds, is located in neighboring Sun City. In addition, a variety of medical clinics, private practices, and nursing and rehabilitation centers can be found nearby.

SUN CITY GRAND POLICE AND FIRE PROTECTION

Sun City Grand is located in the City of Surprise and is served by its police and fire departments. A volunteer citizen’s patrol also operates throughout the city, in conjunction with the police department. A camera surveillance system monitors vehicular traffic access at the primary entrances to the community.

SUN CITY GRAND ARIZONA STATE UNIVERSITY CAMPUS

Sun City Grand has partnered with Arizona State University to bring the Arizona State University West campus Lifelong Learning Academy on site. Located in the Chaparral Center, the academy offers year-round academic focused classes, seminars, lectures and discussion groups exclusively for residents.

Sun City West, Arizona, is an unincorporated retirement community (55+) with 17,300 residences. Developed by Del Webb Corporation, Sun City West is home to approximately 35,000 people.There are four Sun City West recreation centers, 3 indoor pools, 3 outdoor swimming pools, bowling, billiards, tennis courts, handball courts, pickleball courts, racquetball courts, pet park, softball field, over 100 established clubs and year-round activities.

SUN CITY WEST ARIZONA GOLF COURSES

There are nine golf courses in Sun City West. Pebblebrook, Grandview, Deer Valley and Trail Ridge are championship courses. Stardust, Echo Mesa and Desert Trails are executive courses. Hillcrest Golf Club is owned by John Jacobs School of Golf and is open to the public and all Sun City West residents. Briarwood Golf Course and Country Club is Sun City West’s only country club. It features golf, swimming and tennis.

Sun City West is an age restricted (55+) community requiring at least one member of each household be 55 year of age and no permanent resident can be under 19 year of age. There is no age restriction on ownership.

SUN CITY WEST PORA

The Property Owners and Residents Association (PORA) provides services to residents of Sun City West in all civic matters except those strictly dealing with the administration and operation of the recreational facilities. The Association provides consumer information, monitors legislation and taxation, and helps with gardening problems, legal assistance etc.

SUN CITY WEST RECREATIONAL FACILITIES

Sun City West, Arizona, has a 1,200 seat social hall, arts & crafts rooms for ceramics, stained glass, silver craft, photography, sewing, woodworking, painting and weaving as well as a 300 seat theater, a library, picnic area and a playground for children.

There are also many recreational, social and craft clubs that relate to a particular hobby, vocation or special field of interest. Sun City West residents pay a modest annual fee for the use of all the recreational facilities throughout the community.

SUN CITY WEST LIVING WITHIN THE WALLS

There are several financial institutions within the community, plus brokerage firms, restaurants, Del Webb Hospital and other businesses to serve everyday needs. Sun City West has two large shopping centers plus more than 80 other shops and stores. Arrowhead Towne Center, a regional shopping mall, is 15 minutes east of Sun City West.

Residents' slogan is, "Best in the west, Sun City West". Most residents living in the Sun Cities have moved here from somewhere else and they have come from every state as well as several foreign countries. They discover new interests, hobbies and talents, make new friends and enjoy life to its fullest. Residents enjoy riding bikes, walking, playing golf or tennis, pickleball and even jogging.

SUN CITY WEST HOMES

Homes in Sun City West range from approximately 700 square feet for a one-bedroom, one-bath apartment-style unit to 3,500 plus square feet for the largest homes. Many homes are built on golf course lots that provide homeowners with open views of the course and the fairways.

SUN CITY WEST, THE CITY OF VOLUNTEERS

Volunteers service the community and play a large part in the cleanliness, low crime rate and successful operation of the many organizations, agencies and programs that serve the interests and meet the special needs of Sun City West residents. These residents are to be commended for their gifts of time, talent, effort and their commitment to continuously contribute to the community. Numerous organizations providing valuable services to the community, such as those listed below, make the lives of others fuller, more meaningful and more rewarding.

  • Helping Hands loans items, such as medical related equipment, roll away beds, baby items, etc. to residents of Sun City West and Sun City Grand at no charge. They are supported by donations from those who borrow equipment (if the user is financially able) and by contributions from local residents, businesses and other organizations.
  • The R. H. Johnson Library is the most recognized building in Sun City West with its clock tower and chimes. It houses more than 45,000 books, serials, video and audio tapes. The operating expenses of the library are paid for by the dues, while other materials available are paid for by The Friends of the Library through various fund raising activities.
  • Sun City West Prides is a group of over 300 volunteers who work to keep the public thoroughfares of Sun City West neat and clean. They also maintain the watering systems.
  • The Sun City West Posse, another volunteer organization, has approximately 200 members under the direct authorization of the Maricopa County Sheriff Joe Arpaio. While the primary function of the Posse is crime prevention, members are trained in several different programs that benefit the community. The Sun City West Posse respond to fire, medical and accident calls. They perform home security patrols, neighborhood watch programs, and vacation inspection services. The Posse is funded by contributions from the homeowners and Sun City West businesses.

CORTE BELLA COUNTRY CLUB

Corte Bella Country Club is a guarded and gated golf course community in Sun City West, Arizona, for the active adult age 45 and better. The 1,650 homes were built between 2003 and 2007. Corte Bella's single family homes range from 1,154 square feet to 3,020 sq ft.

Built by Pulte homes, Corte Bella offers home buyers 12 floor plans from which to choose, each that fulfills the requirements of any full-time or winter resident. The quarterly Corte Bella Homeowners association fee is $407.00. This provides homeowners access to pickleball courts, tennis courts, the fitness center, and the community's Olympic-sized heated pool. For first-time homeowers, the working capital fee is $712.00. The resale disclosure fee is $374.95. As with other Arizona retirement communities, there are a multitude of activities available in Corte Bella.

Corte Bella's private championship golf course was designed by Greg Nash. The course has a driving range, a putting green and a private lesson tee box. It features four sets of tees from 7,000 to 5,100 yards. Corte Bella Country Club has an assortment of memberships available; the Full Golf Membership, Seasonal Full Golf Membership, Associate Golf Membership, and Twilight Golf Membership provide any golfer with excellent membership choices. Corte Bella's golf course has verdant fairways, and tight greens, a challenge for any proficient golfer.

The Anacapa Restaurant located next to the Corte Bella Golf Course is open to the public. Anacapa is open for lunch and dinner with reservations suggested. Guests enjoy forever golf course views, an excellent menu, unparalleled service and unforgetable ambiance.

SUN CITY FESTIVAL

Sun City Festival is an Arizona Retirement Community located in Buckeye, Arizona. Residents in this age-restricted 55+ subdivision describe Sun City Festival as having wonderful residents who are neighborly and welcoming, giving it a small town feeling. The developer, Pulte Homes, has proposed 7,200 homes on 3,100 acres of land. Approximately 1,500 homes have been built and there are 14 floor plans to select from.

Sun City Festival presently has one recreation center, the Sage Center. The Sage Center contains a fitness center, ASU lifelong learning academy, multiple rooms for different club meetings, a ballroom that seats 200 and a demonstration kitchen. The builder has proposed 3 recreational facilities; no dates are proposed for the additional two facilities, but the second recreational facility is planned to contain an indoor & outdoor pool and an indoor walking track.

As with all of the other Arizona Sun Cities, Sun City Festival has a softball field that was completed in 2009 at a cost of almost 1 million dollars. Designated outdoor walking trails are presently under construction.

Sun City Festival will have a 1.2 million dollar 8,700 sq ft wood shop and craft studio that is slated to open April 2011. The wood shop and craft studio will contain woodworking, ceramics, jewelry, stained glass and pottery.

There are two golf courses proposed for Sun City Festival; one is presently open and operational. Managed and operated by Troon Golf, the Copper Canyon Golf Club is an 18 hole championship golf course. Copper Canyon provide residents reduced golf rates and tee times seven days in advance, and for $5, residents can purchase a Troon 2 for 1 discount card. No date has been set for the second golf course.

ARIZONA TRADITIONS

Arizona Traditions is a guard-gated active adult (55+) community in Maricopa County's West Valley in the City of Surprise. Located about five miles west of the intersection of Grand Avenue and Bell Road, this gated, age-restricted community has an expansive 18-hole golf course that meanders throughout the community. Designed by Dick Bailey, the Arizona Traditions golf course is challenging to golfers of all levels.

Arizona Traditions is three miles west of Sun City Grand, toward the White Tank Mountains. Arizona Traditions has an intimate hometown feeling, a sense of community. There is a plethora of social activities at the two community centers, fitness center, woodworking shop, pool, tennis and pickleball courts, ceramics studio, stained glass studio, sewing & quilting center, computer room and community sports bar.

Constructed by D. R. Horton, standard to each home are dual pane windows, Low-E glass windows, a gas furnace and high efficiency electric air conditioner with 13 seer rating, 40-gallon gas water heater, full weather stripping, stucco exterior, insulated exterior wall assembly with composite rating of R-19 and R-30, fiberglass front door, copper wiring, aquapex plumbing, smoke detectors, post-tension slab foundation and in-wall pest defense system.
